Application requirements vary among lenders, but generally include the same basic elements. The range of circumstances and information that could be required includes:
- Age Limit: 65 years
- Payment/Income Ratio: 30%
- Positive Credit History
- Proof of Citizenship (usually a current passport)
- Identification for Confirming Credit History ( US – Social Security #)
- Credit Check Authorization Form
- Proof of Income for 2-3 years (US - Tax Returns, W-2’s)
- Recent Bank Statements (last 3-6 months)
- Completed Application Form
- Proof of Ownership, if refinancing
- Proof of Debts
- Proof of Paid Municipal taxes, if applicable
- Proof of utility bills, if applicable
- Construction Plans, Permits, and Budget, if construction loan

Costa Rica Mortgage Advisors is prepared to help you expedite your mortgage application process with advance preparation and recommendations to preferred lenders.
If you are planning to come to Costa Rica and begin a full application process, whether or not you have a property in mind, you can prepare in advance and avoid delays. Your minimum circumstances, and documents you should bring with you, are:
- Age below 65 years
- Positive Credit History
- Monthly Expense/Income Ratio of 30% or less
- US or Canadian Resident
- Copy of all pages of your passport
- Bank/Asset Account Statements for the last 6 months
- Copies of Signed Tax Returns for past 2 years
- W-2 Forms for last 2 years

You should also expect to complete a series of government and bank forms with your lender here in Costa Rica. If you will likely work with a lender recommended by Costa Rica Mortgage Advisors, these forms may be sent to you in advance of your trip.
You should be prepared to add the lender to your life insurance policy for the amount of the mortgage, and to buy property insurance in Costa Rica for certain hazards, as required by the lender.
